Appraisal Notices
The Montana Department of Revenue determines the market value of residential and commercial property once every two years. The value of your property directly affects the property taxes you pay to schools, Missoula County, and the City of Missoula. Watch this two-minute video to learn how.
The Montana Department of Revenue mailed notices for the 2025-2026 appraisal cycle in July 2025, with a 30-day protest period. Learn more about your appraisal notice and what to do if you think your assessed home value is too high from the Montana Department of Revenue. Property owners and renters can view assessed values for any property at the property information site.
Property Tax Bill
Local taxing jurisdictions (local schools, Missoula County, and the City of Missoula) set their budgets and send millage rate information to Missoula County, which mails tax bills for all jurisdictions. The bills are mailed in October and taxes are due at the end of November and the end of May. View or pay your property taxes on Missoula County's website. Legislative Updates
The City has been lobbying at the state legislature for years to update our outdated property tax system. As our large industries become a smaller part of our economy, residential properties have paid a larger portion of property taxes. Residential property values and taxes have increased while many commercial properties remain steady or see only slight increases. Important Property Tax Dates
- May 31 - second half of property taxes due to Missoula County
- June (odd-numbered years) - Property tax appraisal notices mailed; 30-day protest period begins
- June through August - City Council reviews and adopts the budget and sets city tax rate for the following fiscal year.
- October - Property tax bills mailed to property owners
- November 30 - first half of property taxes due to Missoula County.
